RENTAL TERMS & CONDITIONS

Reservations are accepted by European Property Consultancy SL only on the basis of the information on the Booking Form together with the following booking conditions:

Contract

EPC SL acts as the booking agent on behalf of its owners and is described below as “The Agent”. The contract entered into is between the owner of the holiday accommodation and the holidaymaker herein after known as the “The Hirer”. The contract only becomes operative when the required payment has been received and confirmation has been sent to the hirer. As soon as the hirer has paid the deposit or full payment and their holiday arrangements have been confirmed, the agent guarantees that the price of their holiday will not be subject to any change. The hirer must be aged 18 or over.

Payment

For reservations made more than 6 weeks before the holiday start date, a deposit of 25% of the total cost is payable. In the case of bookings made less than 6 weeks before arrival, full payment is due on booking. Payment is to be made in Euros. A sur charge of €90 will be made for any booking with a rental of less than €500. In the event that intermediate cleaning or laundry is required by the hirer then a charge of €90 will be made.

Balance Outstanding

The full balance of the total holiday cost is payable to the agent not later than 6 weeks before the arrival date and if not paid the agent reserves the right to cancel the holiday booking, in which case the deposit will not be refunded. In addition to the rental total a further 300 Euros is required as a Security Deposit against damages to the property.

Cancellation

You must notify us in writing of a cancellation. A refund will only be given to you if we are able to re-let the property for the period of you reservation. Where we are able to re-let the property your payment will be refunded less an administration charge of 25%.

Booking Alterations by the Agent

If, for any reason beyond its control, the agent has to cancel the arrangements made for the hirer. A full refund will be made of the rental money paid. Alternatively, if the hirer so wishes, the agent will endeavor to provide suitable, alternative accommodation comparable to that originally booked. In the event of any variation in rental fees of such accommodation below the original rental fees, the difference would be refunded to the hirer, in the same way as any variation above the original rental fees would be payable by the hirer. The agent accepts no further liability in this regard.

Number in Party/Suitability

The number of persons occupying and surrounding grounds must not exceed the maximum number stated in the property description unless prior permission is given for a baby cot or fold away bed. The agent reserved the right to refuse any booking that, in its opinion, is unsuitable for the property concerned. Pets/animals are not allowed without the consent of the owners.

Occupancy

The rental period is from 4.00pm on the day of arrival (the holiday start) to 10am on the day of departure (the holiday finish), unless otherwise agreed by the agent or the owner. In certain instances there may be the opportunity to enter the property earlier than the holiday start time and to extend the holiday finish time, however this arrangement cannot be made till the commencement of the holiday. Please leave the property clean and tidy with the inventory complete.

Liability

The agent cannot accept responsibility for the condition of the property and its furniture or for any alterations made to the property or its amenities that beyond its reasonable control. Nor can it accept responsibility for any injury, sickness, loss, damage, additional expense or inconvenience, directly or indirectly caused by or arising out of the use of condition of the property and its appearance, plumbing, electrical or otherwise, exceptional weather conditions, or owner’s negligence. Further, no responsibility is accepted for the personal belongings, cars and their contents of the hirer or any member of the party during the holiday.

Complaints

If the hirer considers that he has cause for complaint concerning the property. The matter should be taken up with the owner via the office of EPC SL.
